House Alterations and Additions

Laingholm Cottage

The owners of this lovely bush clad property in Laingholm knew it had lots of potential but just needed help to make the right house alterations. The original cottage was badly in need of a reclad, and leaking to boot. It had very little connection to its lovely north facing aspect on this bush section.

So a full reclad of both walls and roof was required. In addition a great new roofed deck added to the north with lots of glass to make the relatively small interior feel spacious.

The kitchen and bathrooms were completely gutted, and the internal alterations included all new window and door joinery to capture the views of that protected bush. Windows were placed strategically to maximise light and connection to the outside garden.

Mt Eden Villa

This turn of the century villa had a really generous floor area that was nicely positioned onto a flat north facing garden. However the sizes of the rooms were all wrong, and it was crying out for some internal alterations. There were 4 bedrooms, 3 of which were really generous, but a small dark lounge, and a lean-to addition to the rear. This housed a not very large kitchen, a tiny dining area and doors to an outdoor laundry.

 

The challenge was to be creative with the deep plan, and enlarge the living areas, and provide some connection to the lovely sunny private outdoors was the question.  The client didn’t need a significant addition, just a way to solve the poor allocation of space.

So keeping within the existing roof line,a large skylight and opening doors allowed for a new light TV living space. LSA managed to add character and find a way for the client to love their house so much more.

Onehunga Bungalow Alterations

The client had a bungalow with great bones, but it was badly orientated and got no sun into the living areas. The kitchen was small and dark and had very little space for dining.

There wasn’t a lot of room to add onto the house, and  some problem solving was needed to get more sunshine inside. A 21sqm addition was made to create a dining area off the current kitchen and coffee/book corner added. In addition completely gutting the existing kitchen. A new bathroom, and an ensuite were installed to modernise, with the laundry being tucked discretely off the hall.

Large bifolds now connect to a private outdoor deck along with rebuilding of the outdoor living area to create some spaces the clients now love to be in. All the while making sure the decisions made were budget sensitive and added character to the home.
